For this project seeking LEED Gold certification, Pinnacle Energy Services provided Enhanced Commissioning (Cx) services compliant with LEED Energy & Atmosphere Credit 3. The building houses Federal Department of Justice personnel and is constructed to the Interagency Security Committee Security Standards as a Level II facility.

On this unique project our services included Cx of a sound-proof communications room that incorporated highly specialized construction details to ensure no advanced technology listening devices could detect communications within the room.

Pinnacle also provided functional testing of generator, electrical power and lighting systems. Mechanical Cx included a VAV RTU system served by DOAS with energy recovery.

Work included witnessing all equipment start-ups, owner training, and providing a comprehensive Systems Manual for the project complete with recommendations on system settings and operational practices to ensure the owner was equipped to operate the building as a high performance building long after occupancy.

Throughout the delivery of our services we provided continual schedule coordination with all parties (owner, design, and construction members) and provided complete site reports as well as monthly progress reports to ensure parties were informed about Cx status and outstanding issues.

In support of the University’s of Arkansas’ Campus Wide Energy Savings Program Pinnacle Energy Services partnered with Energy Systems Group of St. Louis, MO to provide independent third party commissioning to confirm the proper operation of a variety of HVAC systems.

Work included commissioning services on numerous large, complex and sensitive building systems that served, for example, research facilities, high volume commercial cooking operations, a natatorium, two large volume sporting arenas and the largest football stadium in Arkansas. All told, Pinnacle’s scope of work on the project covered twenty one buildings on campus representing over 1.6 million SF.

In support of ESG’s Performance Contract with the University, Pinnacle provided independent, third party commissioning services that deployed three separate teams across campus.

Utilizing and entirely mobile platform enabled by smart-tablets and cloud-based technology, Pinnacle delivered on-time against an aggressive construction schedule. Each team was also equipped with two-way radios that allowed us to communicate equipment deficiencies in “real-time” to ESG which promptly dispatched sub-contractor teams as needed to meet the schedule.

Even for large institutions, adding major central plant infrastructure is not a common undertaking and Pinnacle Energy Services is proud to be a part of the new Leroy Pond Utility Plant Project.

As part of our “On-Call” service contract with the University, Pinnacle Energy Services is providing a comprehensive and highly customized set of commissioning services for the University that will include commissioning of the 4000 Ton chiller plant and field-constructed cooling towers (2,000 Ton initial installation).

Working in the context of perhaps the single largest construction and remodeling period in the campus’ history, Pinnacle Energy is a part of a team that continues to coordinate with a variety of other simultaneous projects. These are further challenged with the need to meet all general class schedules as well as campus event schedules such as Wal-Mart’s yearly stockholder’s meeting hosted in Bud Walton Arena.

In the wake of Hurricane Katrina Pinnacle Energy Services’ engineers were brought in to New Orleans to evaluate HVAC damage to a large multi-story primary regional mail distribution facility totaling 380ksf.

The project began with our performing a complete HVAC inventory of the facility along with an Energy Efficiency Analysis to scope for opportunities to make improvements in conjunction with the renovation effort.

The results of the review, which included a Building Energy Model and Life Cycle Cost Analysis, were presented in a formal report to USPS upper management with recommendations that included a number of efficiency improvements including conversion to Variable Air Volume HVAC equipment and the addition of economizing controls. All of our report recommendations were approved by the USPS and we subsequently designed and oversaw construction of the work.

Following the initial project, the U.S. Postal Service extended the renovation to include the entire building Fire Alarm System and we provided a similar scope of work in that phase including a thorough site evaluation followed by complete Engineering Design Services.

Projects have included a large cooking area Airflow Study, HVAC design of a Microbiology Laboratory used for QA/QC analysis, providing Engineering Design and Management Services for both Process and Sanitary Wastewater systems serving their new $90M+ dry cereal expansion line. Most recently we have provided Engineering Management Services for A Structural Analyses Study in support of a large piping replacement project in the plant.

Biobased, Inc is an OEM provider of an environmentally-friendly, foam spray insulation. Our engineers provided various LEED and design services for their new 30ksf, two-story LEED Silver Certified company headquarters in south Fayetteville. The building housed a mixed occupancy with approximately 6ksf dedicated to research laboratory space with the remaining set aside for administrative offices and common areas.

The HVAC system consisted of a 180 ton Multi-Zone VAV system with CO2 and outside air monitoring. Heating was provided by three staged modulating-condensing type high efficiency boilers. Custom “fast-acting” VAV units were designed for the laboratories to provide make-up air and maintain room pressure control in concert with 15 lab hoods. Hoods were equipped with manifold nitrogen, vacuum, and compressed air systems. One hood was designed for perchloric acid duty featuring a complete duct washdown system.

Pinnacle Engineers provided LEED integration services to achieve design points for: Light Pollution Reduction, Water Use Reduction, Outdoor Air Delivery Monitoring, Increased Ventilation, Construction IAQ Management Plan, Indoor Chemical & Pollutant Source Control, Controllability of Systems – Lighting, and Controllability of Systems – Thermal Comfort, Daylight & Views, Thermal Comfort, and Innovation in Design. Our work also included energy modeling and ROI cost information to support owner decisions related to laboratory hoods and HVAC system types.

Pinnacle commissioned this 21ksf gymnasium facility located on the Army’s Ft. Polk Joint Readiness Training Center. The renovation included a comprehensive internal face-lift along with overhauls of mechanical, electrical and plumbing systems.

The new HVAC features for the facility include a VAV terminal reheat system, dedicated outside air conditioning, CO2 monitoring, and control integration into the campus-wide BAS system. The building lighting systems were upgraded to include motion and photo controls and a solar hot water heating system was added.

Pinnacle Energy Services provided commissioning services on this 235,000 LEED Gold mixed occupancy facility housing both an industrial space for assembling renewable energy wind turbines and a support area for administration and cafeteria.

The project was implemented in a phased approach which first addressed commissioning of the plant space totaling approximately 200,000sf. This industrial area included mission-critical clean rooms served by dedicated packaged units while the main plant floor was tempered by large, vertically-stacked, recirculating AHU’s with Natural Gas heating and CHW cooling.

The second phase work included the remaining 35,000sf space which housed executive offices, conference rooms, a training room, and an employee cafeteria – all served by one multi-zone VAV RTU system.

A central chilled water plant, comprised of two air-source screw chillers served both the industrial and administration spaces. For chilled water plant testing Pinnacle coordinated closely with the construction team to “false load” the chiller and avoid having to wait for off-season testing of the screw chillers and associated VFD pumping system.

Pinnacle Energy Services has assisted Tyson Foods, one of the world’s largest processors and marketers of chicken, beef and pork, in a variety of energy efficiency projects they have undertaken on their World Headquarter Campus in Springdale, AR.

Projects have included a Controls Retro-Commissioning work, LEED-EB:O&M 2009 certification assistance, Measurement & Verification work, a central boiler plant part-load condition evaluation, and a low SHGC glazing replacement study on a clerestory building section on one of their campus towers.

Project Highlight: Corporate Testing Labs:
Tyson Foods called upon Pinnacle Energy to perform an energy evaluation on Tyson’s operationally sensitive Corporate Labs facility operating at Bio-Safety Level 2 and tests production poultry samples for salmonella and E-Coli pathogens.

Pinnacle performed an ASHRAE Level 2 Energy Audit that included recommendations to execute a controls replacement project on an under-performing pneumatic controls system and laboratory exhaust ventilation system. Pinnacle provided pay-back analysis for this this and other Energy Conservation Opportunities (ECO’s) for Tyson and put together an overall strategy for making the energy efficiency improvements.

Our work included an extensive DDC trend log evaluation which compared control data against the original design documents to determine the overall energy and safety performance of the facility’s mission-critical HVAC systems.

We performed engineering ventilation calculations to verify existing air-change-per-hour values and compared against requirements established by Center for Disease Control (CDC) Biosafety in Microbiological and Biomedical Labs (BMBL) and ASHRAE.

Pinnacle Energy Services provided enhanced commissioning services for this LEED-NC Silver 100,600 SF facility completed in December of 2010.

The facility is jointly occupied by the Oklahoma Army National Guard (ARNG) & United States Army Reserves (USAR) and incorporates the latest Anti-Terrorism and Force Protection (AT/FP) requirements set forth by the Department of Defense.

Capacity is for 520 military personnel who are served by a primary campus building that features a full kitchen/cafeteria, locker spaces, class rooms, arms vaults, exercise areas, and numerous office and break-out rooms. The main building utilizes a variable volume central plant with a complete DDC control system. A vehicle maintenance building with vehicle exhaust removal system is also located on the site.
